The Brief
52 Princess Street in Manchester is a stunning Grade II listed building, which was originally a cotton mill. Paul McCann, the landlord, had previously used K2 and are his preferred supplier.
The building had been lovingly restored to retain all the original features and character with exposed brickwork, timber and cast iron steel beams and columns. As a Grade II listed building, there were many issues and problems which needed to be overcome. Not least the positioning and location of the external condensing unit.

The Solution
With Paul’s insistence on maintaining the unique atmosphere and look of the building, K2 carefully prepared a scheme which would fit in with his vision and be sympathetic to the original character. The crux of the scheme revolved around exposed steel air-conditioning ducted fan coils and galvanised tray and ductwork – all of which matched the character perfectly.
Once completely happy with the proposal, the works were commissioned with Mitsubishi being chosen as the preferred manufacturer. The scheme utilised the latest state of the art 3-pipe VRF heat
recovery system. The issue with the condensing unit was resolved by
sitting it in the basement car park.
The Result
The 375Kg unit was physically taller than the ceiling space available, but with some crafty design and planning, building works were completed and a specialist, bespoke duct hood was designed and manufactured.
Working closely with the interior fit-out company, and sensitive to the fact that the rest of the building was occupied, the works were completed on schedule and to exact budget to the complete satisfaction of Paul and Under Armour – the new tenants.
